Procreate was growing; they needed a new, modern home where all their employees could engage and collaborate under one roof. Fairbrother joined the team under Early Contractor Involvement to ensure the conversion of a historic building in downtown Hobart was constructable to Fairbrother’s high quality standards.

A brownfield site, the redevelopment included removal of contaminated fill related to the route of the old Hobart Rivulet. The removal of contaminated material was carefully managed under Fairbrother’s ISO certified environmental and safety protocols.

Our team identified opportunity to further reduce risk by changing the proposed building levels, meaning less contaminated fill was required to be removed. The project also included internal demolition and refurbishment of the existing historic building and the creation of a new mezzanine and atrium to allow natural light to penetrate through the three levels. A new commercial kitchen was installed within the office complex, designed in collaboration with the new head chef.

Working in a CBD location with neighbouring residential apartments and a popular hotel required careful and considered stakeholder management. The project team prepared a detailed stakeholder management plan to coordinate communication between key stakeholders, including liaising between the Hobart City Council, the Department of State Growth, the Woolstore Hotel and neighbouring residential properties. Noisy works were managed by restricted work hours and special permits where disruption to the adjacent Brooker Highway required early morning activity.

Fairbrother’s early involvement and collaboration through the construction phase helped Procreate realise their dream of a modern and inspirational space, ensuring the design was constructable and completed with only minimal delays related to the plumbing and building permit.
