Spring Farm Village

Fairbrother has proudly delivered Spring Farm Village, a vibrant new retail destination in Kingston that brings together thoughtful design, quality construction and a strong community focus.
Delivered in partnership for Tipalea Partners, Spring Farm Village represents more than just a shopping centre. It marks another milestone in a long-standing relationship built on trust, collaboration and shared ambition.
The shopping centre is the fourth project Fairbrother has delivered for Tipalea Partners, and follows the recent success of Glebe Hill and continues to strengthen a partnership that is already shaping Tasmania’s retail future, with works now underway on Stony Rise Village in Devonport.
Located on a former agricultural site that sat largely vacant for many years, Spring Farm Village has been transformed into a contemporary, large‑format retail precinct designed around accessibility and customer experience.
From the outset, the project required significant front‑end remediation works to prepare the greenfield site for construction. Early Contractor Involvement (ECI), allowed the team to work closely with Tipalea from the beginning, resolving challenges early and setting the project up for success.
The result is a thoughtfully planned centre comprising two buildings, 20 commercial tenancies and more than 8,000 square metres of retail space, supported by expansive car parking, landscaping and high‑quality public amenities.
But it’s the experience on arrival that truly sets Spring Farm Village apart.
Designed with simplicity and accessibility in mind, the centre features a flat, easy‑to‑navigate car park and seamless entries that prioritise convenience for all users — from families and elderly shoppers to emergency services and those with mobility needs.
Additional features such as dedicated parking bays, generous parent facilities, bike and dog wash stations, and shaded parking areas contribute to a welcoming, inclusive environment that reflects how modern communities want to live, shop and connect.
Architectural elements also play a key role in defining the identity of the development. The sweeping aluminium batten facade wraps the centre and creates a striking visual presence,
while feature shade sails offer both practical protection and visual interest across the site.
Behind the scenes, delivery of the project required coordination across a large and dynamic workforce. According to Hammertech data, approximately 800 workers were inducted onto the site across the duration of the project, with an average of 90 people on site daily and peak fitout periods reaching up to 200 workers.
Over 156,000 labour hours were recorded, with the team achieving an outstanding safety result of zero lost time injuries — a testament to the strong safety culture upheld throughout delivery.
The scale and complexity of Spring Farm Village presented a number of challenges, from extensive ground remediation works and major services upgrades to evolving design requirements and coordination with multiple tenancy contractors.
The project also required key infrastructure works including sewer extensions and Channel Highway upgrades, ensuring the development could be fully integrated into the surrounding community.
Despite these complexities, a collaborative and solutions‑ focused approach underpinned the project from start to finish.
“It’s been a privilege to partner with Tipalea again on Spring Farm Village and deliver a centre that sets a new benchmark for amenity and customer experience in Southern Tasmania,” Paul Ransley, General Manager Southern Tasmania said.
“The innovations – from the flat, easy-to-navigate car park and accessible entries through to high-quality parent facilities and other practical touches – are all focused on creating lasting value for the community. That outcome came from a strong, collaborative relationship throughout delivery.” This shared commitment to collaboration has been central to the project’s success. By maintaining open communication and transparency across all stakeholders, including client, consultants, subcontractors and tenancy partners, the team was able to navigate changes, manage risks and consistently deliver high‑quality outcomes.
Completed in May 2026, Spring Farm Village now stands as a state‑of‑the‑art retail hub for Southern Tasmania, and one that not only meets the needs of a growing community but enhances everyday convenience and connection.
More broadly, the project reflects Fairbrother’s continued ability to deliver complex retail developments that prioritise both function and experience.
As work continues on Stony Rise Village in Devonport, the success of Spring Farm Village reinforces the strength of Fairbrother’s partnership with Tipalea Partners and highlights the team’s capability to deliver projects that genuinely make a difference to the communities they serve.
